Financing a property for your child who’s studying
Will you be buying a property for your child studying in Utrecht, and will you be (partially) financing it? Increase the mortgage on your own property and don’t take out a mortgage on the property to be let! Renting out the property with a regular mortgage on it is prohibited by the lender by default.
Depending on the purchase price and the individual purchasing the property, the stamp duty is 0%, 2% or 10.4% of the purchase price. Wietse or Menno have already identified a number of solutions: parents with full ownership, the child with full ownership, shared ownership. We are happy to discuss these options with you.
Renting out the property to multiple students
We receive many questions about the options for renting out properties through the homeowner scheme in Utrecht. The daughter or son must have at least 10% ownership, and you may rent to a maximum of two other students. Previously, you were not required to report this to the municipality, and you did not need a permit from the Utrecht municipal authorities. This is no longer the case. For apartments, pay close attention to whether the owners’ association allows rentals to multiple persons (who are not family members).
